This is an important point, since every appraisal report uses some sales data for valuation. Data is valued in real time through the selection of the best property attributes and decision making. As a result we get “tested”results of the valuation of the property at hand. This is a significant advantage in Court, Arbitration, Expropriation matters or the advancing of funds via a mortgage application. The results are defendable regression. 

​Analysis is also employed in the valuation of real estate from the perspective of determining value or isolating the value of a specific component. For example, the determining of “Loss” through an Expropriation Matter or studying the impact of traffic, wind farms on property values or the value of a “Right of Way”.
